Berks County’s Craft Breweries is taking a look at the Craft Breweries in Berks County PA.

Chatty Monks – 610 Penn Ave West Reading, Pennsylvania 19611,

Cliff Plank II is the Head Brewer at Chatty Monks and he is serving up a storm. This local West Reading Brewery can be found on the 600 block of Penn Avenue and is as famous for its grub as its Brews!  Chef Shannon handles the edibles which include such delectable starter dishes such as Candied Bacon, Fried Pickles, Fries dusted with Hops, and Forbidden Nachos w/ Pulled Pork.  Entrees include:

Way of the Iron Fist, a 6 oz. steak served with fried topped with fried Red Peppers & Onions with an Endoplasmic Reticulum mustard sauce.

Fish & Chips, Cod dipped in a Revelation Ale batter over a pile of our famous fresh cut fries & dual tartar sauces: One a sweet relish, the other a spicy Sriracha & dusted with hops to really finish it off.

The Brotherhood, Chilean Mussels bathed using the very same beer of whatever makes us happy. As the seasons change, so does The Brotherhood so inquire with your server of the current style & ingredients. Served with toasted croutons to soak up all that delicious broth.

For those of you not here for the food Chatty Monks delivers their own collection of home brewed goodness! Check out the Thelonious Milk Stout, Monastery Pale Ale, Jack the Ripper, and the Morning Monk which is a hearty 9% ABV.  There are plenty of beers with new ones on tap all the time!

Oakbrook Brewing Company – 628 Park Ave Reading, Pennsylvania 19611,

Oakbrook Brewing Company is Berks County’s only other Brewery. While they aren’t as known for their food they do have quite a few edibles on the menu including Nachos, BBQ Pork Flatbread, Grilled Smoked Kielbasa and even Vegan Italian Sausage.

The real charm at Oakbrook Brewing Company is their selection of home-brewed goodies. Make sure you try the Cookie Crumble Stout, Blood Orange IPA, 1938 Special, and the Hopberry Wheat. They always have great themed nights such as Retro Game Night and Stout’s and Stooges Film Festival on the calendar!

Kutztown Tavern / Golden Avalanche Brewing Co. – 272 West Main Street   Kutztown, PA

A Look at Potential Investment Properties

We all know the life of luxury doesn’t happen without some hard work and some smart investments. Here are a couple of potential investment properties which could improve your portfolio and make sure you are booking a private jet for your next vacation!

205 S Beech St, Fleetwood, PA 19522    $399,900

This multi-unit opportunity has quite a few things going for it that make it a potentially attractive investment. Priced at $399,900 this property features four townhouses on over 2 acres of land which can be subdivided. The property also features 10 parking spots for tenants. Looking to bring in monthly revenue? You might consider renovating the individual units, increasing rents and letting the money roll in. Looking for a flip? Then you might consider renovating, subdividing the individual units and selling each individually.

The property is close enough to Kutztown University to be able to take advantage of student housing rental rates. Additionally, the property has a well and own septic system so as a landlord you have no water or sewer bills!  Given the property has 2.16 acres of land you may even look to develop and add more units!

129 W Main St, Kutztown, PA 19530  – $1,150,000

Another property in the proximity of Kutztown University makes the list. This property located in the heart of Kutztown is an investor’s dream. Zoned completely for student housing this building holds up to 24 individual students in a variety of apartment layouts. Income from the different units as well as the commercial space and coin-operated laundry make this opportunity pretty enticing. A cap rate of 10.79% claimed in the listing means it will outperform most of your mutual funds and have you on the path to a luxury lifestyle.  With the commercial space rented, it’s proximity to Kutztown University and 100% occupancy each school year for the last 10 years this property might make a solid investment to your portfolio!

700 Upland Ave, Reading, PA 19607 – $125,000

This property is quite the conundrum. This used to be the former home of the Upland Cafe which was a fairly good restaurant and neighborhood bar. At $125,000 the property alone seems like it should be a good investment but the sale price does not include the liquor license. Per the PLCB records the owner does still have the liquor license in escrow. If you could acquire a liquor license at a reasonable amount then you are into a bar-restaurant for a little over $200k which isn’t a bad deal at all. It is a relatively high traffic area with Alvernia University just around the corner but beware competition is heavy in that area with Trooper Thorn’s and the Liberty Ale House nearby. The idea of owning and operating a fully functional bar and restaurant in a decent neighborhood, right next to Alvernia University, for under $250k makes this an opportunity any experienced operator with a little vision should take a look at.

221 Reading Ave, Reading, PA 19607  – $125,000

This one won’t jump out at you as a huge money maker but a 2 unit in Governor Mifflin School District for $125k should at least deserve a few minutes of your time. The property features 2 one bedroom units with gas heat. As a landlord, you could look at splitting the utilities to the units and letting the tenants pay their own utilities to maximize profit. This property won’t make you a millionaire but it provides you with some hassle-free income!

135 Bernhart Ave, Reading, PA 19605 – $81,700

Two unit in Muhlenberg School District for $81,700. That should be enough but the owner claims the property was generating $15,600 a year in rent with tenants paying their own heat and electric. There are limited pictures available but the numbers make sense for a property that might need some renovation.  If the property can pay for itself in 5 or 6 years then any serious investor should take a look.

There you have it.. These are at least some of the deals you should be taking a look at if you are looking to get into real estate investing. Obviously, there are tons of real estate opportunities out there in land development, commercial properties, and portfolio purchases but in this article, we focused on mostly smaller residential based investments to get you started.

5 Sexy Restaurants For Date Night

Top 5 sexy restaurants for date night in Berks County.

Viva Castle Pub

5311 Perkiomen Ave, Reading, PA 19606, (610) 779-1000

While any of Viva’s 3 existing locations are the perfect date night, I have chosen Viva Castle Pub out of the three since it is the newest and it’s location at the Reading Country Club makes it the perfect night out on the town with that special someone. For starters try the Strawberry Baked Brie, Sweet Potato Pub Fries or the Spicey Battered-Dipped Shrimp. If you are just going for light fare try the Kobe Burger with Wagyu Beef Patty, Melted Brie, Applewood-Smoked Bacon, and Truffled Mustard Aioli. If you are looking for something a bit more substantial we recommend the  Citrus Roasted or Sweet Potato-Encrusted Salmon and possibly the Seafood Mac & Cheese for your significant other. The architecture and the ambiance, what else could you ask for?

Building 24 Restaurant

1115 Bern Rd, Wyomissing, PA 19610, (610) 375-2700,

Building 24 always seems to keep the kitchen fresh with new Chefs and a new menu seasonally.  While you may want to avoid the restaurant during their weekly Saturday night dance party due to overcrowding, every other night of the week there is a culinary delight in a beautiful atmosphere. I recommend the PA Maple and Chili Glazed Wings with Smoky Buttermilk Blue Cheese Dressing, Toasted Pecans for an appetizer. The main course brings such delights as Porcini Dusted Filet Mignon, Roasted Lancaster Chicken, and Korean Marinated Pork Loin. Chef Ryan McQuillan keeps the kitchen flavor fresh and the specials tantalizing each week.

Willoughby’s  On Park

305 N Park Rd, Wyomissing, PA 19610, (610) 816-7473

Berks County’s version of the classic Steakhouse and Raw Bar. Elegantly designed and featuring one of the best menus in Berks County. For appetizers, you have to try the Beef Carpaccio, Wasabi Thai Calamari and the Lobster Tempura. Main courses to enhance your evening are the Lobster Ravioli with a whole Lobster Tail, 26 oz Porterhouse or the Kobe Waygu Tomahawk for two. A great wine selection and dessert selection add to the atmosphere. Try Wednesday nights when DJ Evolution spins an eclectic mix of soothing sounds to hint at a party atmosphere.

Knights Pub @ Stokesay Castle

141 Stokesay Castle Ln, Reading, PA 19606,   (610) 375-6100,

If one castle wasn’t enough we have yet another one to add to your date night list. The Knights Pub located at the top of the mountain in Stokesay Castle is a culinary delight. To start, try the Portobello French Fries or the Wonton Wrapped Wasabi Shrimp. While they have a great selection of burgers and sandwiches I would hold off for the Wild Boar with a Juniper berry demi, asparagus, and feta mashed potatoes. You may also want to try the Chilean Sea Bass with roasted corn and crab salsa with a Sherry cream sauce.  Those less adventurous can try the more traditional Surf & Turf.

Dan’s @ Green Hills – 2444 Morgantown Rd. Reading, PA 19607

Dan’s makes the list for those of you who are simply foodies. Nothing like an excellent meal to get your night started off right and you really can’t do much better than the menu selection at this fine dining establishment. Take a trip up Rt. 10 to the Flying Hills exit and you will be able to find such superb dishes as the Pan Roasted Nordic Wolffish that is Pistachio Encrusted with Apple Fig Risotto & Orange Glaze. Try the  “Prime” Filet Mignon of Beef Roasted with Garlic Mashed Potatoes with Chipollini Moscato Jam & Red Wine Demi or the Asian Encrusted Tuna Wasabi w Thai Peanut,  Soba Noddle Salad Carrot, Red Pepper & Snow Peas.

For starters look for the Sweet Potato Soup flavored with Apples, Pretzel Dust, Spiced Whipped Cream, Sunflower Seeds & Thyme or the Lump Crab Cake w Roasted Pumpkin Salsa, Pumpkin Seeds & Cranberry Aioli.

These 5 restaurants should quench your thirst for culinary delights on your next evening with someone special!
